The Neighbourhood Land Trust Acquires 12 Elm Grove Avenue
December 4th 2025 – New acquisition preserves permanently affordable rental units in one of Toronto’s most housing-pressured neighbourhoods
Toronto, December 03, 2025 – The Neighbourhood Land Trust (NLT), the charitable arm of the Parkdale Neighbourhood Land Trust, has acquired 12 Elm Grove Ave, securing 33 rental homes that will be preserved as permanently affordable housing for low-income households in Parkdale.
Supported through the City of Toronto’s Mult-Unit Residential Acquisition (MURA) Program, the acquisition marks NLT’s and continues its long-standing collaboration with the City to protect affordable rental homes and prevent tenant displacement. NLT has been a longstanding advocate of MURA, having undertaken its first pilot project that directly informed the development of the program back in 2021.
Located in the heart of Parkdale, 12 Elm Grove Avenue is a four-storey purpose-built rental building constructed in 1968. NLT’s community-owned portfolio will grow from 208 to 241 rental homes, representing meaningful progress toward expanding long-term housing affordability in Toronto. NLT will partner with The Neighbourhood Group Community Services (TNGCS) as the project’s housing operator, ensuring professional management and tenant services.

Funding for the acquisition includes $6 million through the City of Toronto’s MURA program, an additional $1.5 million from an anonymous donor, and a mortgage provided by Vancity Community Investment Bank.
